"Business 6-zoned land is becoming increasingly difficult to purchase across Auckland, not to mention in East Tamaki, where there is a shortage of land for sale in general," he says.
The property also has low site coverage with 6300sq m of empty land at the rear. A significant portion of expansion land is included on the property, offering flexibility for the future owner to extend the buildings.

Higgins says East Tamaki has become a popular industrial location following opening of the Highbrook motorway interchange seven years ago, Higgins says.
"The Highbrook State Highway 1 interchange and four-lane Highbrook Drive has made East Tamaki far more accessible and more attractive to industrial occupiers."
This had resulted in lower vacancy rates for industrial premises in the area and a strong demand from owner occupiers and investors
"East Tamaki is now a very tightly-held market for owner occupiers, with the majority of land in the area owned by listed property funds," Higgins says.
He says East Tamaki is also conveniently located for access to and from the surrounding suburbs including Botany, Pakuranga and Otara, which house a stable supply of blue and white collar workers.
Botany Downs Town Centre is only a short drive away, providing further staff amenities such as shopping and cafes.
