Two big warehouse complexes and a large industrial site in West Auckland are featured in Barfoot & Thompson latest portfolio of commercial and industrial properties.
At 40-46 The Concourse in Henderson a large warehouse, offices and workshop complex is being offered for sale or lease by expressions of interest through Mike Symonds.
Built around 2002 specifically for a boat building tenant, the property comprises two freehold titles of 3203sq m and 3819sq m totalling 7022sq m and is suitable for a wide range of manufacturing, industrial, warehousing or storage operations.
Prominent uses allowed by Waitakere City Council within the building's zone include bulk retail, light to heavy manufacturing, industrial uses and warehousing.
Symonds says The Concourse in Henderson is a popular industrial cul-de-sac off Lincoln Rd, occupied by a wide range of manufacturing and business uses.
"The dominant tenancy is Alloy Yachts," Symonds says. "The main feature of this property is a 14m-plus high-stud 2280sq m warehouse with multiple roller door access and three 12.5m cantilevered sections.
"The warehouse has excellent natural light, a variety of workshops, lunch room, office and a mezzanine."
The net lettable area is 3450sq m. Ducted air-conditioned first floor office space totals 220sq m on the first floor and is accessed by an appealing internal stairwell.
The office space flows to a closed boardroom and amenities area plus entry to the mezzanine walkway, warehouse and two upper-level workshops.
The remainder of level one is divided into two workrooms of 350sq m while the mezzanine area is 150sq m.
The ground floor has four workshops occupying 370sq m, amenities and a large 200sq m canteen with access being via one of two warehouse side doors or the main, lower stairwell entry.
The remainder of the property is made up of a large yard area and 82 carparks. The building rests on concrete foundations and is supported on a heavy-duty, steel portal frame with a stud height of about 13m rising to a central apex of about 15m.
Cladding consists of vertical profile long-run colour steel exterior walls with aluminium window joinery and long-run, profiled iron roofing carried over steel beams.
The interior comprises concrete slab and particle board flooring with lined walls and ceilings of mixed construction detail comprising either plasterboard or a suspended grid system ceiling.
Symonds says a buyer has the option of expanding the warehouse a further 570sq m.
"The property is within 400m of Lincoln Rd interchange for the northwestern motorway and the Auckland CBD is only a 10-minute drive in off-peak traffic."
Another large warehouse, office and workshop complex in the Waitakere City area is for sale or lease at 6 Tony St, Henderson, through Dean Berking and Peter Jeromson of Barfoot & Thompson Commercial.
The 2906sq m functional clear span warehouse and assembly space generates annual rent of $259,820 and sits on a freehold 5835sq m site that is largely rectangular in shape with a partial frontage to Tony St of 25m and a depth of more than 99m.
"The internal stud height is around 7m to the portal knee and the building has drive-through access from Tony St via multiple roller doors at the front and rear," Berking says.
"The contour is relatively flat throughout the site and also level with the road, with the rear portion of the site providing excellent exposure to the northwestern motorway."
First floor offices at the front and rear are both accessed by internal stairways.
"With minor exception, the interior is completed with solid plaster to walls, the beams, columns and ceilings," Berking says. "All the office accommodation, boardroom aside, enjoys good natural light."
The building has a warrant of fitness and there is provision for up to about 50 carparks.
Jeromson says the complex was constructed in two parts in about 1996 and 2000.
Unit 1 contains 138sq m of ground floor office leased to Kiwi Auto Homes, first floor office space of 137sq m and a 600sq m woodwork shop.
Unit 2 is made up of a 160sq m engineering shop, a 335sq m fibreglass workshop and a 146sq m canopy while Unit 3 comprises 72sq m of ground floor office and reception area, an 890sq m assembly shop, 250sq m of first floor office and a 178sq m storeroom.
Though previously used for manufacturing, these units would be ideal for high-stud warehousing. General construction of the facility comprises of concrete foundations with a combination of profiled steel and tilt slab exteriors, aluminium joinery and long-run steel roofing, incorporating plastic light panels over sisalation and netting supported by a steel frame.
Jeromson says the property is close to the northern boundary of the fast growing Lincoln industrial precinct bordered by the northwestern motorway and the Henderson CBD to the southwest.
"The Lincoln precinct servicing Waitakere City has experienced consistent growth and redevelopment over recent years and this is expected to continue into the future with Waitakere now being New Zealand's fifth largest city," he says.
"Neighbouring development includes a range of well-established commercial and industrial operations, with significant retail and trade activity along the Lincoln Rd and Central Park Drive arterials. The Lincoln North Shopping Centre is to the northwest and the West City Shopping Centre to the south."
Jeromson says the warehousing and workshop complex has good access to the northwestern motorway just 500m to the north via Central Park Drive and Lincoln Rd on-ramps with the Auckland CBD 14km away.
"The new motorway link to Albany and the pending link to the southwestern motorway through Waterview and Rosebank will effectively provide a link to all motorways," he says.
Jeromson is also marketing a freehold 4921sq m industrial site at 19 Soljan Drive, Henderson, Waitakere, with expressions of interest closing at 4pm on Wednesday, April 21.
Formerly a milk depot, the only structure on site has the floor plate raised from the ground to a height of about 1m to facilitate truck loading.
"The building is rectangular in shape and around 625m in size," Jeromson says.
"All that remains of the original depot is the raised floor, framing of steel and long-run steel roofing. However, the structure is in sound condition."
The largely rectangular flat and level site is 4921sq m and is about 44m wide by 108m deep with partial frontage to Soljan Drive on the southwest boundary.
Access is from Soljan Drive and, like the Tony St complex, this property is also close to the northern boundary of the Lincoln industrial precinct.
"Soljan Drive will eventually extend through the western boundary of the property in a straight line to Central Park Drive," Jeromson says.
At that stage about 600m of the property will need to be acquired for Soljan Drive by the council, he said.
"A neighbouring site to the north, formerly known as Collards Vineyard, is under public notification for substantial, large-format retail development."
The Auckland CBD is around 15km away with access to the northwestern motorway about 700m to the north via the Paramount Drive and Lincoln Rd on-ramps.
"This property will also benefit from the new motorway link to Albany and the pending link to the southwestern motorway through Waterview and Rosebank," Jeromson says.
