The land and buildings occupied by a Shell service station at 5-11 Williamson Ave, Grey Lynn, will be sold by auction at 11am on Wednesday, November 18.
Marie-Anne Molloy of Barfoot & Thompson Commercial, who is marketing the property, says the mixed-use zoning site of 1416sq m generates annual rent of $198,000 plus GST and outgoings with rental reviews linked to the CPI.
Shell New Zealand has a 10-year lease from July 1, 2002, with three rights of renewal of five years each, giving a final expiry date of June 30, 2027.
Molloy says the property comprises a land holding in four contiguous freehold certificates of title.
"The service station development includes basement workshop accommodation with access off Mackelvie St, a former car yard on the corner of Williamson Ave and Mackelvie St and a service station and adjoining vehicle workshop directly off Williamson Ave.
"The property gains good exposure to passing traffic and is well suited for its current service station and vehicle servicing/repair uses," she says.
"Williamson Ave is a busy connecting thoroughfare running between Great North Rd in the west up to Ponsonby Rd in the east ... more particularly it is located towards the Ponsonby Rd end of the street off its northeastern side at the intersection with Mackelvie St."
Permitted activities under the current zoning include offices, residential units, restaurants and cafes, and some retail outlets.
Immediately adjoining to the north of Mackelvie St are a recently constructed multi-unit apartment building with further apartments diagonally opposite.
"Given the locality's most convenient city fringe position, there is strong demand for both residential and commercial uses in the area."
