A prime 3.2ha greenfield site, comprising Business 5-zoned development land at 90 Pavilion Drive in the Airpark II industrial area, adjacent to the Airport Oaks Industrial Estate in Mangere, is being offered for sale.
The chunk of freehold land is being sold by public tender closing November 24, and is being marketed by Scott Soroka and Claus Brewer of CBRE on behalf of Auckland Council.
"This predominantly flat site is in a park-like setting, with potential to subdivide, within one of Auckland's fastest-growing industrial areas," Soroka says.
"It is located on the northwestern corner of Pavilion Drive, with a reserve on the boundary of two sides. A long, rear boundary backs directly on to the Oruarangi Creek reserve."
Soroka says Airpark II is a relatively new upmarket industrial estate developed in the mid-2000s, which contains a number of high-quality buildings.
"The precinct is dominated by large-scale, predominantly industrial premises, with attached office components."
He says potential industrial development plans have been created for the site. "Alternatives proposed with full drive-around access include an 8000sq m warehouse, with a 100sq m office and a 1242sq m canopy. Another envisions a 3690sq m warehouse, 1600sq m office and 900sq m canopy.
"One of the more ambitious plans for a major, two-stage development encompasses a 15,000sq m warehouse, 400sq m office and 1200sq m canopy down one side. A 5000sq m warehouse extension would comprise a stage-two development
"This would provide the right occupier with considerable potential over an extended period of time."
Brewer says the limited number of greenfield sites now available in the airport precinct makes this site an attractive proposition.
"There is a scarcity of 3ha, ready-to-be-developed and vacant industrial sites in the whole of South Auckland." Soroka says the sale of 90 Pavilion Drive is expected to attract a developer looking to maximise the potential of the site. "Industrial owner-occupiers are coming back into the market, driven by a favourable credit environment and low interest rates. Users of the airport with an appetite to create either a large single-unit facility or a staged multi-tenanted complex will find this an appealing prospect."
Only 1km from the Auckland Airport and 30 minutes' drive from the Auckland CBD, the location is easily accessed from all directions via major traffic arterial routes.
"Airpark II is surrounded by many national and international companies," Brewer says.
"Immediate neighbours include the Villa Maria winery which shares a boundary with this site that it has used in the past for event car parking. However, this is a clean freehold title with no easements."
Brewer says the property's accessibility, its strong covenants and the modern appearance of buildings ensure that only quality developments occur in the locality.
He says that major changes to George Bolt Memorial Drive, with the new motorway links connecting State Highway 1 with SH20, will reduce travel times.
