Herlihy says there are several benefits businesses can realise through owning their own premises.
"These include the ability to modify the property to suit particular business needs and ownership of a capital asset which could be borrowed against to fund future business growth."
West says the property offers a well-balanced combination of office, showroom and manufacturing-warehouse areas, with a recently refurbished and very tidy showroom and office component over two levels.
"The property's internal layout makes it ideal owner-occupier stock." High and medium stud, clear span warehousing, manufacturing and distribution space is complemented by associated amenity areas and accessed via five roller doors.
"It would suit a variety of businesses including manufacturers requiring a showroom component, serviced by a concrete yard and container set-down areas," Hooper says.
He says the building's wide Neilson St frontage has also been refurbished, providing an up-to-date facility.
"The property has a modern and clean glazed frontage which is great for businesses wanting good street profile to over 20,000 vehicles passing the site daily."
John Bowring, Colliers International's national auction manager, says that with limited availability of similar stock, an auction campaign would enable the property's market price to be set in a transparent environment.
Herlihy says excellent road and motorway access and a location within easy reach of the Auckland CBD have contributed to the Neilson St area undergoing significant regeneration in recent years.
"Neilson St is a feeder route connecting the State Highway 1 motorway and State Highway 20 motorway. It is within minutes of Metro Port and on a main arterial route bringing heavy traffic flows directly past the property.
"The upcoming auction constitutes an excellent opportunity to acquire a large, centrally located property," Herlihy says.
"Direct access to the South Western Motorway means occupiers at this property have easy transport accessibility to the airport and Manukau, without the congestion the Southern Motorway can suffer from."
The Waterview connection, which will extend the South Western SH20 motorway to connect to West Auckland and the North Shore, is expected to further benefit the area.
The site's Business 6 zoning allows for the widest range of industrial uses in Auckland, including heavy industrial.
