Okay, we know that waterfront apartment promotions tend to rave on about the views. But if you are lucky enough to visit this penthouse apartment at Kohimarama, you really will find it hard to look at anything apart from the views. In every room, every way you turn your head, you'll be captivated by both the sea and city views ... and they are exceptional.
The double-height glass in the apartment's architectural void reveals a panorama of Rangitoto Island. It's right in front of you, as if taking up the full frame of a large movie screen.
On a busy weekend, Auckland's boaties, runners and cyclists make the most of the water and the waterfront. You don't even need to get out of bed to see all this - but who could resist wandering out to the tiled loggia or patio areas, morning cuppa in hand.
It's not the apartment owner who is showing Heraldhomes around on this beautiful morning, but his brother Gerald Fava.
Gerald's older brother Herb bought the freehold apartment below on level nine and lived there for two decades before buying this penthouse 11 years or so ago. However, last year Herb took a shine to a corner apartment in the Viaduct's Lighter Quay and now lives there.
"He's definitely an apartment dweller; grass is not his thing!" says Gerald.
Around the same time he bought in the Viaduct, Herb decided it was time to finish off the last details in this penthouse (carpet, painting, bits and bobs) which is where brother Gerald came into the picture. As a developer, he was the right person to organise the work.
Gerald says his brother is a perfectionist. "That's why it has taken so long to finish this."
So now the dual-level penthouse is complete and on the market, with those fantastic views and 390sq m of luxurious space. Those 11 years have seen windows and doors replaced, designer decor installed and a rethink on the way the spaces are used.
The apartment has the lounge, two bedrooms, kitchen, laundry and balcony downstairs. Even the bathroom at the back of the apartment on this level has a sensational view. Gerald points out its Philippe Starck bath beside the floor-to-ceiling window looking out at Kohi Beach. Upstairs is another living area, the master bedroom, en suite and walk-in robe and the loggia, ideal for entertaining.
A prime spot to invite guests, the loggia has fold-back glass doors, a coffee machine and bar fridge, sink and dishwasher.
Other luxurious touches include marine-like stainless-steel detailing and custom-made doors, floor-to-ceiling height, in Australian ash, matching the cabinetry in the kitchen, which also features granite benchtops, Miele and Gaggenau appliances and curved glass for the splashback and cabinetry behind the oven.
Gerald imagines the person or people who buy this apartment will enjoy entertaining. Also appealing is the high level of security in the building. The body corp keeps the apartment immaculate, and the lift and entry foyer were recently refurbished.
But Gerald says what makes this penthouse apartment so special, apart from the sensational views, is that any new apartment buildings in this area have been capped around four levels. So this building can never be replicated, nor will other apartments have the same harbour and city panoramas.
