Part of rugby league's former home is being converted into a retirement village.
Vision Senior Living is about to start work on six multi-level apartment blocks at Carlaw Park, part of a $120 million village for the elderly.
VSL is yet to get resource consent, a spokeswoman said.
Last year, Carlaw Park was being eyed as a potential site for a new World Cup rugby stadium.
Now VSL says it is developing the pitch area of the park.
The first stage of the new village will be built by 2009, VSL said. It plans to finish the building by 2012 and said it expects the village to be worth $110 million to $120 million by the time it is finished.
Buildings have been designed by Warren and Mahoney Architecture.
The new village will have about 200 apartments in one, two and three-bedroom configurations.
A library, cinema, indoor heated pool and spa, gym, bar area, games tables, hairdressing salon and business centre will be on site, VSL said.
The six apartment blocks will be linked via enclosed glazed walkways.
VSL has villages in Botany Downs, Waitakere, Hamilton and Papamoa.
It is also developing villages in the Bay of Islands and Christchurch.
VSL said financier McDougall Reidy - formerly known as Willis Bond - had bought the lease to the pitch.
It had also bought the rest of the park outright.
Plans are to develop the front freehold site into a Quest hotel, shops and offices.
