One industrial-zoned property and another zoned commercial in the Frankton area in Hamilton will be auctioned by Bayleys Waikato on March 25.

"There is not a lot of property about with that ratio of yard to buildings which allows plenty of room for expansion," says Hutcheson.
"The property would be ideal for an existing transport company wanting plenty of truck parking or a business requiring depot and yard space. Why start from scratch when there are adequate buildings in place in a proven location, plus the scope to expand?"
The property has five separate air-conditioned offices, reception area, records storage room, lunch room and men's and women's toilet facilities. At the northern end of Lake Rd, Frankton, in the commercial district, the former Lake Rd Medical Centre is for sale after relocation of the practice to larger premises in Te Rapa. Set back from the road and purpose-built in 1992 as a medical offices and consulting rooms, it has excellent entry and exit access and 14 on-site car parks.
Mike Swanson of Bayleys Waikato says the departure of the long-running medical practice has left a glaring gap in the area with no medical centre in Frankton.
"With 250sq m of office and consulting rooms there would be space for up to five practitioners. When the practice first started, there was a dentist on the premises and there has been a small on-site pharmacy occupying around 50sq m to one side," says Swanson.
"The air-conditioned building appears to be in good shape with only superficial evidence of normal wear and tear. It would not take too much effort to set up a new medical practice and with plentiful on-site parking and the fundamentals in place, a group of GPs or specialists have the opportunity to acquire a good foothold in the area.
"As the property is smack in the middle of the commercial and retail heart of Frankton it also lends itself to other uses such as an office suite or retail showroom.
"Alternatively, given that the adjacent land is earmarked for development, this could be a possible land-banking opportunity."
