Formerly a Pizza Hutt and, more recently, an Indian restaurant, a building in a high-profile position on Great South Rd in Papakura is being offered for sale with vacant possession by auction, offering an ideal opportunity for another fast-food restaurant franchisee to set up business in a strong catchment area.

"The position is ideal for a fast food premises with similar operations nearby, including a Wendy's and Kentucky Fried Chicken outlets which flank this property," says Tina Ah Chee, of Barfoot and Thompson Commercial. She is marketing the property for sale by auction at 11am on Wednesday, July 14 unless sold prior to that date.

"This is a good investment property as the area has growth in a stable suburb underpinned with community amenities and it is close to the State Highway 1 motorway." Ah Chee says. "The KFC outlet beside it is undergoing expansion and an upgrade, which is due for completion in September."

The now-vacant property at 84 Great South Rd has a second road frontage to Subway Rd and has the potential for a drive-through facility. It is strategically situated on a corner with high visibility on the approach to the main Papakura shopping strip. It is also adjacent to the Roseland's Shopping Centre, where the Countdown Supermarket is currently undergoing an upgrade.

The one-level building with tile roof and brick walls was constructed around 1998 on a 1623sq m site and is "standard Pizza Hutt" in appearance and fitout with an internal area of 270sq m.

The Commercial 2 zoning permits retail uses.

The occupying businesses have held an A-grade kitchen certificate and the building is surrounded by its 23 car parks.

"The kitchen contains storage, cooking, dishwashing and food-preparation areas, as well as a bar and waiting area at the front of the house with a reception counter,"

Ah Chee says. Kitchen chattels are a chiller, stainless benches, extraction hoods, dishwasher sink, tiled floors, greasetrap and underbench fridges.

The floors are tiled with carpet to the dining area and there is a rear storage and waste area in a fenced-off part at the outside rear of the building.
