We bought this property 13 years ago when it was simply four flats that had been built in the 1940s or 50s," says Andrew Simpson.
Being on Tamaki Drive, it was obvious that the site had lots of potential, but getting it to its current, finished stage has been a huge job. After consents were granted, the original dwellings were demolished in 2014, and work on the new property began last year.
Andrew explains that there were some particular issues that needed to be worked around, with award-winning Julian Guthrie Architecture on the job. Basements were below the waterline, for example, and this had to be addressed.
"It got stressful at times but what we've ended up with here is just wonderful -- and shows the site at its very best. It has the advantage of being very wide, which is unusual for this neighbourhood, and I felt strongly that we needed to aim for perfection in every aspect."
And 305C is a prime example of Andrew's philosophy.
He says that he thought in terms of women's clothing when planning it out.
"If you have a beautiful ball gown, you aren't going to wear it with sandshoes, and you'll probably go on to add a fabulous hairstyle and gorgeous nails to make yourself really stand out.
"I was determined to finish the apartment to the very highest standard, with all of those little extras, to make it truly special."
To this end, 305C, with its private entrance, is a beautifully finished dwelling, constructed using concrete panels and aluminium joinery, with double-glazed, tinted windows.
The marble kitchen is a tribute to contemporary design, with its adjacent scullery and top-of-the-range Gaggenau appliances.

Across the two rooms there are two ovens, two dishwashers, and a tap serving sparkling water, boiling water, or something in between.
An enormous living and dining space, with automatically opening curtains and an innovative lighting plan, offers numerous options in terms of configuration, with space for seating and room outside for entertaining. Two generous double bedrooms with giant wardrobes are within steps of two marble bathrooms, with a shower and toilet and there's a huge separate laundry in the middle of the apartment with loads of cupboards for storage.
The master bedroom is simply stunning, with an extensive walk-through wardrobe-cum-dressing room, an en suite with bath, and views of the beach at Kohimarama, which is practically on the doorstep. Then there's the harbour beyond, with Rangitoto Island looming in the background.
To top this off, there's an internal-access, carpeted double garage with ample room for a boat as well.
Provision has been made that should the new owner decide to install a lift or a dumb waiter, it will be possible.
He's more than happy to be proved wrong, but at this stage Andrew thinks that he has a fairly clear picture of a discerning, prospective purchaser in mind.
"I think it's very likely that they could be empty-nesters, in their 50s or 60s, selling the big family home in Remuera, or somewhere else nearby and looking for a lock-up-and-leave property so that they can spend more time on the boat, at the bach, or overseas. This place is perfect because they'll have years of maintenance-free living.
"The grounds are kept up by the body corporate, which will have just three members."
