Ask Naveen Kumar what led him to choose this apartment in Winchester St, off Newton Rd in Grey Lynn, and he gives two answers.
One is the handy location, close to the vibe of Karangahape and Ponsonby Roads.
The other is having three bedrooms. A master with en suite for himself, and two bedrooms and one bathroom he could offer flatmates.
"The first thing was the location, because it is just off Newton Rd, it is a good location and Ponsonby is close. "The inside is what really appealed to me because it was three bedrooms and two bathrooms. My plan was always to live in the bedroom with the en suite and then obviously have flatmates in the other rooms.
"Having the two bathrooms is great and I have done it up, painted it and re-carpeted and got a new benchtop. And it has a car park, which is a bonus."
Naveen's freehold apartment is on the first floor of the Mt View apartments, the middle of three on that level.
Parking is on the ground floor and stairs or the lift services the five levels of apartments.
He thinks his apartment will appeal to first-home owner-occupiers because it is a good size. "I wouldn't think it would appeal to an investor because I bought it to live in there."

He notes that a lot of the units in the building have been owned by investors, but ownership is slowly changing to owner-occupiers.
When you enter Naveen's apartment you walk straight into the kitchen which shares an open plan space with the lounge and dining area. A ranch slider opens from the lounge to a balcony, overlooking the street.
On the left-hand side of the apartment are two of the bedrooms, both with windows, and then moving clockwise you have the shared bathroom (with washing machine and dryer) and the en-suited master bedroom, which has a window facing the street. The apartment faces east and gets the sun morning until afternoon.
"The other thing I like about this apartment is it is close to the motorways," says Naveen.
"It is well positioned, Ponsonby is there for having dinner and drinks, and K Rd is good for going out at the weekends. You can walk there, you don't have to drive."
Naveen is selling to upgrade to a house in Wellington.
