Once upon a time, people would head north to their baches at Orewa and the Hibiscus Coast for summer; these days they're settling into new executive family homes, units or the apartments at Gulf Harbour.
On the peninsula there's a mix of families and couples including retired people who've lived here long-term. Many young elderly (in their 60s rather than 80s) sell the family home and trade up to a hip version of retirement at Gulf Harbour.
Amenities There are primary schools scattered throughout the area. Gulf Harbour Primary School is expanding to meet increased demand.
The numerous sandy beaches offer lots of choices - swimming, surfing, fishing, windsurfing, boating or just beach walking.
Trends Orewa's brick and tile units are enjoying a revival with demand among buyers and renters exceeding supply. Most families move into the newer areas of Orewa that are close to the motorway. The beach communities along the peninsula are highly sought after. Gulf Harbour is attracting attention from returning ex-pat Kiwis and migrants.
Rental and investment Whangaparaoa rentals get cheaper towards the end of the peninsula because it's further from the motorway. Orewa is popular for its proximity to the motorway, with supply barely meeting demand.
Best streets In Orewa any of the beachside cul-de-sac streets off the Hibiscus Coast Highway; also Grand Dr and West Hoe Heights. Along the peninsula anything on the beachfront or clifftop in any of the bays. Chalverton Tce in Red Beach; Duncansby Bay Rd in Stanmore Bay; Tiri Rd in Big Manly.
