Leng lists Cinnamon Brown's key attributes as:
• a great supply network;
• loyal customer base;
• proven systems and processes;
• easy to operate the e-commerce website;
• great landlord and lease; and
• good location.
He says there's an excellent website and a new owner would be likely to find the systems required to operate it easy to pick-up.
"Funds were invested in 2017 and 2018 to create a superior website, which has helped raise awareness of the business farther afield.
"People can see what they have for sale before they arrive at the store. However, little has been done to promote the website, so there's a great opportunity to do so, in order to drive sales and profitability further.
"This store sells a variety of high-quality homewares, including throws, bedding and cushions, as well as a boutique range of toddlers' clothing, luxury gifts and more.
"It's all there for the new owner; they merely have to step in and learn the ropes.
"With consistent sales and healthy returns, this business makes a lot of sense at an asking-price of $185,000, which includes depreciated fixed assets of $77,000. Stock would be about an extra $80,000."
Leng says Howick retailers are supported by a prominent, active local business association that promotes the shop's local message.
"This Auckland suburb is special in having its own identity and vibe.
"Over the past five to 10 years the level of businesses and retailers moving into the area has improved significantly as a number of family oriented people have moved into the area."
Leng says much of the store's success is due to the vision of the vendor, Fiona Purvis, who back in 2013 saw an opportunity to provide customers with a quality range of gifts and homewares.
"Not wanting to compromise on the look and feel of the business, Fiona invested heavily in getting the design, look and quality just right. Five years on and the store still looks amazingly fresh and modern and is very enticing for customers.
"Cinnamon Brown aims to attract an astute clientele, by providing merchandise — whether for the home, for a toddler, or a gift for him or her — that is just that little bit different."
Leng says the store is superbly presented and would not look out of place in many of the top High Streets in New Zealand.
Cinnamon Brown's website showcases its range to excellent effect.
"This store rarely has a cut price sale, so margins are maintained at a very good level. From a retail perspective this makes the operation easier to manage than having to be in and out of sales throughout the year," says Leng.
"And there would no doubt be the opportunity to replicate the Cinnamon Brown business in more locations."
