At 70sq m, the size of this apartment at One on Ophir is especially important for first home buyers.
That size makes it bank friendly when meeting lending requirements. (Most of the major five banks will lend 80 per cent only if the apartment is bigger than 50sq m.
If it is smaller than that size, some will lend only 50 per cent of the apartment's value.) And its city fringe location is an easy walk to the buzz of Ponsonby Rd and K Rd.
Allan and Gillian Murray bought this freehold apartment in the concrete and steel building in 2005. It was their first time buying an apartment. For them it was an investment, rather than somewhere to live themselves.
"It has been tenanted from the beginning," says Allan. They particularly liked its position in Ophir Rd.
"It is bordering Ponsonby, Grey Lynn and K Rd with its great choice of cafes, bars and shopping as well as having quick access to motorways," he says.
The 32 apartments at One on Ophir are spread over four levels, plus there is basement car parking.
Allan and Gillian's corner apartment is on the ground level of the modern building, looking out across to Eden Tce and down towards the western motorway and surrounding area.
Their unit is easy to access as it is close to the building's entrance, and then just a few metres along the corridor you have the door to the corner unit.
As you enter the apartment there are two bedrooms, both with windows, on the right of the hallway; and on the left is a tiled bathroom with shower, toilet and heated towel rail. Next, the hallway opens into the open plan living, dining and kitchen.
"The entertaining area would take a bit of beating," says Allan. "And being on the first level it is also the biggest."
The Murrays have decorated the apartment, painting throughout and laying new carpet. In the kitchen they have renewed the bench top, adding a breakfast bar to make this area more practical.
The kitchen sports a new Haier cooktop hob and new Robinhood rangehood. Oven and DishDrawer are both F&P.
This open plan living space has easy access through hush glass slider doors to the wide, sheltered deck overlooking the street.
And the master bedroom, next to the living space, also opens out through slider doors to this deck. As well, the master bedroom has a walk-through wardrobe to the en suite with toilet, shower and heated towel rail.
Being north-facing, the sun streams into the apartment from mid-morning through to the early afternoon.
Not only would the apartment suit first home buyers, but young families or professionals working in the area or CBD would also feel at home here. And while there is secure parking (plus storage locker), it's an easy walk to Ponsonby and K Rd, plus the bus routes are close by.
Allan and Gillian are selling because their sons live in Western Australia and they have been travelling a lot to visit them. But Allan says they haven't ruled out owning another apartment in the future.
