'Blank canvas' Grey Lynn property

Brokers say a large warehouse and office property at Grey Lynn offers flexibility and ready access to motorways and public transport.

JLL agent Jason Armstrong, who is marketing the property with colleague Alex Wefers, says a variety of businesses could use the property which is for sale or lease at 383 Great North Rd.

It comprises a 501sq m building, dating from the 1960s, which sits on a freehold 429sq m site.

The property is for lease or sale through expressions of interest, closing 4pm on Thursday April 12 (unless sold or leased earlier).

It has low and high-stud warehousing, mezzanine storage, offices and three car parks.

Armstrong believes it would suit a coffee roasting business, workshop, wine shop or possibly a digital media agency.

Wefers says that the property has a street frontage of about 12m to Great North Rd, providing exposure to more than 13,000 vehicles daily.

He says the Auckland fringe suburb of Grey Lynn is a popular and vibrant place with specialty shops, bars and eateries - only a stone's throw from busy Ponsonby.

"Properties like this one are being targeted by businesses looking to take advantage of a prime location in a fast-growing community, plus excellent exposure along a main arterial. "For example, just nearby a former warehouse has been converted into a pet shop, and a few doors down a high-end European car dealership is making the most of its Great North Rd location," says Wefers.

"The site for sale is relatively flat and rectangular in shape, making it a stable building platform for a future residential development."
