A recently refurbished vacant industrial property with good street frontage on a large site in Wiri, South Auckland, will go under the hammer early next month.

"This property at 99 Kerrs Rd in a well established industrial precinct is a gem for either owner-occupiers or commercial property investors and it must be sold." says Rob Meister of NAI Harcourts North Shore Commercial who, with colleague Andrew Bruce, and Peter Akeroyd of NAI Harcourts Ellerslie, is marketing it for sale by auction on site at 12 pm on Wednesday, December 3.

"Finding a freehold industrial property of more than 3000 sq m in the Auckland region is a tough ask but this is it," Meister says. "In addition it has quick access to nearby major arterial routes, plenty of office space and is in excellent condition."

Meister says the owners of the property selected the site for their vehicle importing and sales company because of its prominent location and 50 metres of street frontage to busy Kerrs Rd where it has a high profile to heavy volumes of passing traffic.

The property with a total gross floor area of 3044 sq m, encompasses a large clear-span warehouse of 2185 sq m with an attached canopy of 180 sq m on a 4295 sq m site.

The main warehouse has a height of 6.23 metres at its apex with no internal structure columns and includes offices over two levels. The property has two street entrances and the perimeter is fully-fenced.

Bruce says an initial seismic assessment conducted in October gave the building a rating above 80 per cent with no need for remedial strengthening work.

"It has excellent parking and, with both the State Highway One southern motorway and the State Highway 20 southwestern motorways only 2.5 kms away, it has easy access to Manukau CBD, Auckland CBD and Auckland International Airport."

Meister says the versatile site would suit a large range of businesses making it an attractive option for both owner occupiers and property investors.

"The large floor area over two levels, and the range of spaces available, means the site can easily accommodate businesses in need of a combination of showroom, warehouse, and office space. Since the majority of the site has been recently refurbished there is little work for a new owner to undertake.

Bruce says 99 Kerrs Rd is a type of commercial property that's hard to find in the Greater Auckland area. "It will always be in demand by commercial tenants and would be a valuable addition to an investment portfolios allowing the owner to be selective about tenant choice and leading to medium-term capital growth."

Akeroyd says the property is being marketed with vacant possession but there is an option to retain an office tenant on the first floor.

"The occupier is on a two-month notice period, paying $5000 monthly rent including GST and, since the property was vacated by the current owner, there has already been interest from potential tenants in the empty space."
