A 5.6ha block of land located in Porchester Rd on the old Auckland Racing Club training track in Takanini, South Auckland, has been listed for sale with resource consent for the construction of a retirement village.
Bayleys Manukau salesperson Marty Roestenburg says the bare land is consented for the establishment of 215 villa and apartment-style units based around a landscaped gardens environment, and comprising 136 independent living apartments with an additional 79 bigger independent living residences.
The consent also covers administrative and communal facilities such as library, gymnasium, cinema/TV lounge, indoor swimming pool, bowling green, vegetable gardens and restaurant.
The land is being sold through a deadline private treaty sale process by Bayleys Manukau, with offers closing on August 18.
The site near Papakura is within the bigger Addison subdivision, which is already substantially occupied and, when completed, will comprise about 1500 homes and a retail complex.
"While the current resource consent for the land is based on the development of a retirement village, the purchaser could either modify or re-consent the development based on strata-titled residential units or possibly a conventional premium residential land subdivision on standard-sized sections," Roestenburg says.
"Auckland Council's Auckland Unleashed regional plan published earlier this year made repeated references to what it called 'compact' residential developments based on good urban design, such as the greater Addison development.
"This underpins the option of purchasing this land for the development of entry-level priced housing by the likes of young families or first-home owners." The land for sale is about 3km from Papakura town and is zoned Urban Residential 8, allowing for intensive use. Two and three-bedroom dwellings on the approved plan have been designed as a mix of two and three-storey residences on low-maintenance land sizes of about 300sq m.
"Having access to the existing consents and planning allows for the new owner of this land block to fast-track building the project and save between two or three years of going through local government planning procedures," Roestenburg says.
"Going down the conventional subdivision section route would enable any new developer to offer a marketing point of difference for house and land packages."
Ray Mountfort, Bayleys Counties manager, says the Addison land block and development options underpin Auckland Council's strategy for intensifying new suburban residential developments - particularly around transport and social infrastructure hubs.
"Smaller section sizes are becoming more prevalent in our expanding city with a growing proportion of homeowners seeking to still enjoy the ambience of lawn and shrubbery outside their dwellings but without the need for a full-scale garden."
Mountfort says the land for sale also offers easy access to "green" attractions.
"It is just a few minutes' walk from Bruce Pulman Park and 52ha of sports fields, which is ideal for parents looking to kick a ball around with the kids. It is also adjacent to a large parkland and lake recreational area."
