Roestenburg says a feature of the property's zoning is that allows for both Light Industrial activities on the land closest to residential areas and for Heavy Industry uses on land closer to the Spartan Road industrial area. "There is a real shortage of affordable land available for heavy industry expansion in Auckland at present so this property goes some way towards providing much needed supply to this important sector of the market."
Roestenburg says the land is cheaper than in South Auckland's main industrial locations of Wiri and East Tamaki where it is now very difficult to secure sites of this size.
"Purchasers can also take advantage of a long settlement period of about 12 months until titles are issued to get plans and consent applications underway for the development of the land. The vendors are also happy to subdivide to suit a purchaser's particular requirements."
He says the owner is also willing to discuss lease options for businesses that might not want to own the land but could be interested in a ground lease or in turn-key design build premises.
The property, which is located at the western end of Popes Road and the western side of Porchester Road, has been used as an equine facility for the last 35 years. It currently contains a stable complex and part of the former horse training track; a house previously used for staff accommodation, a carport and farm sheds and improvements.
Roestenburg says the vendors, who have been involved in a number of local and national commercial projects, will be able to assist purchasers or tenants with building services if required.

The Takanini Data Centre is part of Spark Digital's $200 million investment program in cloud services. The hi-tech building features security controlled biometric access, a bullet-proofed and fire-proofed security centre and the building is mounted on rubberised bearings to provide earthquake proofing. In addition to cloud services, the centre also offers co-location capability for customer owned servers and storage equipment.
Ben Bayley says there are also a number of large-scale residential developments underway or planned around Takanini and Papakura to cater for substantial population growth which will provide a good labour force for businesses moving into the area.
The closest of these is McConnell Property's Addison development on 80 hectares of land bordered by Porchester Road, Walters Road and Bruce Pulman Park. This well advanced master planned development will encompass 1500 single level and double storied homes clustered around common areas.
