Coming into its own, this suburban paradise, especially for children, has lovely big trees, beaches and wide streets.
Settled after Devonport in the early 1900s, Bayswater has an eclectic mix of dwellings, from villas and Californian-type bungalow to 30s- and 40s-style homes and contemporary townhouses, which are built on what were once large single sites.
With no through roads, residents enjoy minimal traffic flows down to the peninsula, and this gives the area a close-knit feel rich with community spirit.
Cheaper than Devonport but with similar views, Bayswater is fast becoming the choice of suburbs for discerning buyers looking for a reasonable buy. However, you better hurry because this lovely little suburb with glorious sea smells will not stay a secret forever!
WHAT IS THERE TO DO?
Known for the recently established marina complex at the end of the peninsula, from which a regular ferry service now operates to downtown Auckland, the area is in the Takapuna Grammar zone and home to the Belmont Tennis Club and sports grounds, where ruby league, Aussie rules and touch football are played.
Close to Takapuna, shopping is not an issue and a new shopping and residential proposal at the marina is being considered.
The area is very popular with windsurfers, who frequent the north side at Lansdowne St and Sandy Bay, as well as boaties.
And to top it off, the mudflats are great. Children and adults alike love getting dirty squelching in the mud.
WHO LIVES HERE?
Generally, when residents move to Bayswater they do not want to leave so there are many long-time home-owners. Being a family-orientated area, it attracts people from other Auckland suburbs looking for a great location with good school zones, expats and immigrants.
HOUSE PRICES
Properties cover the full range of dwellings, from one- to two-bedroom units to clifftop mansions selling for several million.
For an average three-bedroom home, you can expect to pay from $300,000, and for a larger renovated house on a decent-sized section up to $600,000.
The more sought-a0802subbyfter streets are Norwood Rd, where residents enjoy good city and harbour views, and Beresford St, where if you live on the northern side of the road there is water access and all-day sun. Here you can expect to pay more than $1 million for sea views and about $600,000 without.
Cheaper accommodation is available in the form of units. For these you can expect to pay from $180,000.
