Bayleys back after major makeover

Bayleys' South Auckland commercial team has returned to its former premises on the corner of Harris Rd and Allens Rd in East Tamaki following a major makeover of the property.

The former warehouse and office building, owned by Bayley Corporation, has undergone an extensive rebuild. It has been completely reconfigured, refurbished and expanded to provide modern, attractive office space for the 20-strong team as well as some of Bayleys' Howick residential sales and property management staff.

The building has also been seismically strengthened to achieve a 100 per cent New Building Standard (NBS) construction rating.

Bayleys South Auckland commercial manager, Ben Bayley, says part of a previous high-stud warehouse has been transformed into a striking new entranceway on Harris Rd, with double storey floor-to-ceiling glazing. This contains Bayleys' reception, meeting rooms, client facilities and an open atrium area that can be converted into an auction room.

Office space for agents is located upstairs in a large, open plan area which is connected with the downstairs space by an internal stairway. Part of the former warehouse space has also been converted to a large internal car parking area that provides direct access to reception. This, in conjunction with plenty of external car parks, provides excellent parking for both staff and clients, says Bayley.

The exterior redesign of the building was undertaken by architects Creative Spaces, while Bayleys' interior fit out was designed and managed by Platform Consulting Group. Facilities in the building include bike racks, locker rooms and showers. Air conditioning systems have been totally renewed and energy efficient LED lighting has been installed throughout, along with an electronic security system and CCTV.

Ben Bayley says the new East Tamaki premises represents a major commitment by Bayleys to the South Auckland region. As well as providing a better working environment for staff, it also offers an expanded and improved area for hosting client events as well as auctions, he says.

Multinational insurance brokers AON have taken the balance of ground floor space of 558sq m. There is a further 360sq m of remaining office space plus seven car parks still available for lease on the upper level through Geoff Wyatt, Bayleys South Auckland and Ben Wallace, Bayleys Auckland. The space is potentially able to be subdivided.

The building is in a commanding location on one of East Tamaki's busiest corners with more than 50,000 vehicles passing daily, says Wyatt.

"It offers its occupants plenty of brand profile and ease of access for both staff and customers given its location on two major arterial roads."
