The two upper floors of 139 Quay St consist of:
level seven featuring 1435.66sq m of office space with 212sq m of wrap-around decking; and
level eight with 1203.87sq m of office space and 212sq m of wrap-around decking.
Budd says the top storeys are perfect for a large business looking to secure contemporary office space over two contiguous floors.
Alternatively, they could be occupied by two separate medium-sized corporate entities each individually taking one of the open plan levels.
He says the building could be occupied in a refurbished version of its current format to minimise fit-out expenditure, or could be completely remodelled for a tenant seeking to future-proof their staffing requirements and office services infrastructure.
"Detailed office layout renderings had been drafted up for both of the two floors — with the plans making the most efficient use of the space, while simultaneously maximising the unobstructed views of Auckland from all sides of the building," Budd says.
"The conceptual floor plans incorporate intelligent design and workplace principles to link the two levels. Access to the decks on both floors allow staff to use some of the best corporate recreational space in the city — with excellent views and shelter from wind and elements,
"The open external spaces also make an ideal venue for client functions. In the past, the top floor of 139 Quay St was one of Auckland's finest hospitality venues — known as Coast Bar and function venue."
Thorburn says the 139 Quay St building is easily accessible to public transport services, including the adjacent ferry terminal servicing the North Shore, the Britomart train station some 600m away, and numerous bus routes just a short walk away.
"Alternatively, for personnel driving to and from work, there's a trio of car parking options in the immediate area, including 811 car parks on Princes Wharf; 577 spaces in the downtown car park and 350 bays in the Viaduct car park.
"The neighbourhood amenities for staff working in this building are among the most attractive to be found in Auckland — with some of the city's most popular bars and restaurants right outside the front door. Even more venues will coming on line when the nearby Commercial Bay tower is completed next year, and it's close to retail shopping in Queen St."
Cotterill says the building owner has just completed an upgrade to the property's heating/ventilation/air conditioning units, and is now looking at the potential for further improvements to the buildings services.
"The design already delivers a high degree of energy efficiency. Natural light flows from the floor to ceiling windows on all sides, and at the same time the sun's warmth is captured throughout the day as the windows face in all directions," he says.
