An entire alpine village is looking for a new owner on the shore of Lake Tekapo in the South Island high country.

The Lake Tekapo Motel & Holiday Park covers more than 24ha and has spectacular lake and mountain views. It is being marketed by international tender through John Greenwood of Sotheby's International Realty of Herne Bay, Auckland, with a closing date of next Friday, August 24.

"The holiday park operations occupy only around 6ha of the property and consists of motel, backpacker, cabin, caravan accommodation along with powered campervan, caravan and tent sites," Greenwood says. "The large freehold land holding is segmented into three different land zonings, Camp Ground, Special Travellers Accommodation (STAZ) and Residential 2. The sale as a freehold going concern includes all the chattels and operating systems, with a suitable handover period being negotiated as part of the sale."

Greenwood says the existing managers would consider a long-term lease of the camping ground and associated accommodation and a contract management arrangement.

Greenwood says the business operations had a turnover of close to $1 million in the past financial year.

"This property represents the opportunity to acquire a stable business with considerable growth prospects, together with a substantial land- holding having a variety of development options. There is no business competition in the immediate area."

The land contour ranges from flat and terraced areas at the lake front to steeper land at the back. "The major feature of the property is the northerly through northeasterly aspect, with stunning views of Lake Tekapo and beyond to the Southern Alps and Mt St John," says Greenwood.

The property is divided into three lots.

The main camping ground accommodation is on Lot 1 and has a 438m lake front, terraced into platforms to maximise the magnificent mountain and lake views.

Accommodation includes 10 serviced and 10 non-serviced cabins; 76 powered and 40 non-powered caravan, campervan sites and tent sites; a three-bedroom cottage; common shower/toilet/changing facilities; communal kitchen facilities and television room.

The 19.45ha Lot 2 has a 290m lake front and two zonings. Most of the site is zoned STAZ,apart from a 4ha residential 2 zone which includes the six motel units, four tourist flats, the reception building, associated managers' accommodation and ancillary outbuildings.

The STAZ land provides for a lower density of development.

Lot 3 is .4350ha and has a frontage of around 60m to the lakefront and contains the backpackers' lodge and three self-contained huts with the total facility providing accommodation for 68.

"These buildings are approximately 5 years old and provide a superior modern spacious backpackers facility."

Greenwood says the backpackers' facility has been designed in such a way that an additional wing can be constructed on to the existing building without the need for additional communal services.

Lake Tekapo is 240km south of Christchurch and 240km from north of Queenstown and serves as a small support centre for the hydro-electric and rural sectors of South Canterbury, as well as the growing tourist industry.

Lake Tekapo is the dominant tourist attraction known for its glacier-fed milky-blue waters with other popular drawcards to the area being the Mt John Observatory, Roundhill and Ohau ski fields and Church of the Good Shepherd.
