The view from the fourth level of 1 Hobson St is something many commuters probably don't stop to think about as they pass by on their way to work.
But apartment 403's elevation above the street level offers an impressive harbour view, as far as the bridge, and Wynyard Quarter. And living here considerably shortens a commute for people working in the CBD.
Peter Fuller bought this one-bedroom unit in 2014. "It's a pretty cool apartment," he says.
His initial plan was to live here, as well as recognising it as a worthwhile investment.
However, when his daughter came to live with him, this apartment was rented out and Peter and his daughter moved into another apartment in the Viaduct.
Mentioning the Viaduct reminds him of another plus for this building - it is about as close an apartment gets to the Viaduct while remaining freehold.
"And it has the northerly and westerly aspect; that is ideal when you are entertaining." It also means the apartment gets the sunlight through most of the day.
Peter likes the practical layout, too, with the tiled bathroom (bath with overhead shower, toilet and the laundry in a cupboard) on the right as you come in.
Being open plan, the main living space has kitchen, carpeted dining and living, with the bedroom set back through glass slider doors.
By the dining table you have slider doors to the balcony overlooking Fanshawe St.
"It's nice having a balcony to sit out on and have a glass of wine and contemplate the day while the sun is setting," Peter says.
"And I like the actual shape of the apartment in terms of living space; it's a good space for this sort of apartment. Well-proportioned. Also, I like the angular front, you can feel as if you are suspended over Fanshawe St."
He says the building has proved a popular place for people to live. "I have had it rented out through Ray White.
"It also has a car park and storage locker; that is a real asset. And being in a hotel building, it has 24/7 reception."
He thinks his apartment will appeal to people who work in the CBD, as well as to investors. "It is very attractive because it is so close to the CBD and developments like Commercial Bay. It is a desirable part of the CBD."
The sale includes furniture and appliances. Peter has shifted his focus to renovating the apartment where he lives. He recommends inner city apartment living to those who haven't tried it.
"I am really enjoying living in the central city. It is a great place to live and work." He likes the walkways and listening to music in places like the Occidental in Vulcan Lane.
