The ground floor retail space will occupy the Jervois Rd frontage and wrap around the street corner, sitting alongside ground floor office/studio spaces beneath each of the terraced homes that front John St. The office spaces have separate entrances to the terraced homes but can be bought in conjunction with them to provide a convenient arrangement where the likes of designers, architects or doctors can work and live. All the terraced homes have balconies and city views.
Sitting above the retail space will be an open-plan apartment on each of the three levels fronting Jervois Rd and with sea views. All the north-facing apartments have covered outdoor living and are well soundproofed internally because of the solid concrete construction, and externally with hush glass.

Beth Wright, project co-ordinator with Sympatico Investments, says the building, designed by Philip Jones to be timeless, features enduring materials such as concrete, steel and glass.
"With everything you do you want to do your best and that's why we used Philip Jones; he's great at coming up with conceptual, timeless designs," says Beth. "And it's the same with the interiors; they will still look good in 10 years because they are simple, classic and modern."
Trinity Interior Design Solutions was commissioned to produce three different interior schemes for prospective buyers. Fitouts include wooden floors, European tapware and Italian tiles, with gas fireplaces in the apartments. "We've gone for neutral-based schemes and tried to keep it reasonably practical with easy-to-clean surfaces, and easy on the eye," says Beth.
"While those interior schemes are all there, people can change things if they wish - effectively they can design their own homes with us building it. We would even consider selling them as a shell and then the owners can do their own thing if they want."
Beth says although the development has yet to break ground, they have already been fielding enquiries about it.
"There's been a phenomenal amount of interest because there's a shortage of property in Herne Bay and an even greater shortage of good property," she says.
"You are king of the castle here; you can't be built out and you can walk to the best coffee in Auckland. It would make an ideal lock-up-and-leave."
