Fire crews have extinguished a blaze at an office in the Auckland suburb of St Lukes.
The blaze broke out at 10.45am at Modus Architectural Lighting in Wagener Place, across the road from St Lukes Mall.
Tui Hurrell, who works next door, said the Modus building was completely demolished.
"It's collapsed, it's down to rubble."
Nearby roads have been blocked off and police are urging motorists to avoid the area.
Ms Hurrell said firemen at the scene said the cause was unlikely to have been arson, but rather something "left on" that caught alight.
She said the building had been closed for Christmas, and around eight fire engines attended the blaze.
Fire Service northern communications shift manager Colin Underdown said the large building had been well ablaze and had to be tackled by a unit with specialised extension equipment which could work above the flames.
Up to 12 fire crews remained at the scene dampening down hotspots, he said.
Smoke billowed across Auckland for several kilometres at the height of the blaze.
