An 88-lot residential subdivision on nearly 28ha of land at Waipu is the latest addition to the Bream Bay property boom.
Nova Scotia River Estates, a company made up of 10 Whangarei and Waipu shareholders, will develop the subdivision in four stages. Ten reserve lots will be created and the 88 residential lots, range in size from 2000-5027sq m.
Access to the subdivision will be from Nova Scotia Dr via a right-of- way. An on-site sewage disposal system will be constructed while all stormwater would go to a fully reticulated stormwater system.
The Whangarei District Council received 20 submissions on the application. Fifteen supported the application, although three wanted some amendments.
The council's judicial committee granted the consent subject to 80 conditions that have to be satisfied before the various stages of the development can go ahead.
The subdivision is more evidence of just how fast the Bream Bay-Waipu area is growing.
About 550 residential consents have been issued by the district council for subdivided lots in the Ruakaka-One Tree Point area alone over the last three years. About 1850 more are in the pipeline, with 675 of those at Marsden Cove.
The council is also planning a $28 million sewerage treatment plant at Ruakaka to cope with the expected demand from hundreds of new homes in the area.
Meanwhile, council staff have recommended that a proposed 44-lot residential subdivision off Ferry Rd, Waipu, be declined because it is contrary to the objectives and policies of the district plans and its effects cannot be readily avoided, mitigated or remedied.
The council's judicial committee was to meet yesterday to consider the application by Waihoihoi Holdings to subdivide a 4.15ha property into 44 lots, ranging from 607sq m to 1032sq m.
