But Gerald Petrie of Premium Real Estate is marketing 26 Oxford Terrace in Devonport as a "once in a lifetime beach estate" and hopes for top dollar.
Most properties on Cheltenham beach are around only a quarter the size but fetch more than $3 million.
The sale is particularly unusual, he said, because of the area of land involved: a 2007sq m site which was equivalent to the old half-acre.
Quotable Value lists the property as being subdivided into two quarter-acre lots: 26 Oxford Terrace with a large white three-level house is valued at just $3.8 million for rating purposes and 26a Oxford Terrace without a house valued at $1.4 million.
Mr Petrie said some people thought rich foreigners would out-bid locals for the property. But he said at least 80 per cent of properties in the area were sold to Aucklanders.
Renowned Auckland architect Horace Lovell Massey (1895-1979) designed the art-deco house on the site.
