Two large, modern West Auckland industrial buildings previously occupied by marine companies are up for sale or lease, with one having already been partially snapped up by a new tenant.
The bigger of the two is a 3597sq m complex built for a luxury yacht manufacturer at 40-42 The Concourse in Henderson which is being marketed by John O'Brien and Alan Hargreaves, of Bayleys Auckland.
The building has a larger-than-normal 17m-high stud and an open-plan 2280sq m factory or warehouse that was built in three bays, with each bay having its own full-height roller doors to the roadside yard.
"The building was constructed in 2001 for a yacht manufacturer and was designed with metal panels so that the whole front of it could be opened up if necessary to accommodate the requirements of a large yacht," says O'Brien. "This gives plenty of flexibility for a new tenant, or a new owner who may want to divide the property into three tenancies."
O'Brien says the building's design and size make it one of the largest industrial properties of its kind in Henderson.
It sits on a 7022sq m site on The Concourse which runs parallel with the northwestern SH16 motorway, and is less than one minute's drive from the nearest on-ramp.
The building also includes 410sq m of modern office and amenities space, a two-level workroom area of 759sq m and a mezzanine area of 148sq m at the rear of the warehouse.
A sealed yard of 570sq m provides parking space for 84 cars.

In Corban Ave, Henderson, the other warehouse completed in 1996 and previously occupied by a luxury launch builder is now partially leased to a campervan manufacturer at an annual rental of $80,000. About 700sq m of the clear-span, high-stud warehouse remains vacant along with office and lunchroom space.
Clint Barber, of Bayleys Auckland, is marketing the complex in conjunction with Chris Upright and Amanda Sheffield. They are seeking expressions of interest for the property by June 25. "The building has approximately 1945sq m of lettable area which includes 163sq m of vacant modern, carpeted and air-conditioned office space with a very nice reception area and plenty of meeting rooms," says Barber.
The first-floor office level also provides a large lunch and recreational room with a good sized open-air balcony for staff which can be accessed directly from the warehouse.
The warehouse itself is well laid out with two large automatic roller doors at the front and one on the side. It is divided into three bays of about 580sq m each with two 1.5 tonne gantry cranes. One bay remains unoccupied.
The 3165sq m site has parking for 20 vehicles with some of the carparks under cover.
