A 3387sq m warehouse facility, on a 2.2ha freehold level site in a rural location south of the Bombay Hills, is for sale with vacant possession.

The property at 829 State Highway 2, Maungatawhiri, is being marketed by Ben Herlihy and Ash Vincent of Colliers International, and is for sale by deadline private treaty closing on December 6 unless it is sells prior.

Herlihy says it offers excellent visual exposure to busy SH2 and provides attractively priced, functional warehousing and yard space.

"This is a great opportunity for an owner-occupier to acquire a large land-holding and warehouse close to Auckland, and with prime signage visibility at a bargain price."

The vendor is a large national company which came into ownership of the property as part of an acquisition of another business, says Herlihy. "It is now surplus to the company's requirements and they are seeking offers for purchase."

The building offers medium-stud warehousing with long-run metal cladding and steel framing, accessed via multiple roller doors.

"It's a substantial warehouse or storage facility that could be used as a depot, packing shed, bulk store or for a variety of other uses," says Vincent. "It is ideal for operations requiring low-cost accommodation, especially those which require significant space for truck movements."

Originally built as a vegetable-packing facility, it could also suit agricultural and farming uses. "We see it appealing to feed distributors, large-scale agricultural or timber operations, trucking firms or agricultural contractors," says Vincent.

The property's strategic location between North Waikato and South Auckland, only 8km from the bottom of the Bombay Hills, provides excellent transport links, Herlihy says.
