"The owners and hospitality operators, Craig and Trish Armstrong, set up the business three years ago after spending a year transforming a large family home into a luxury retreat," Bradley says. "They are now offering it for sale as a going concern business enterprise and as a freehold property to focus on their other business interests."
The property can be divided into two separate accommodation areas, allowing both owners and guests to retain their privacy.
The main lodge wing consists of four bedrooms, three bathrooms, lounge, library, dining room, gourmet kitchen and large outdoor areas. The guest wing has a two-bedroom apartment, lounge, kitchenette, two bathrooms and outdoor patio and an upstairs master suite with separate lounge, en suite and balconies.
Room rates currently range from $595 for up to four people per night to $2495 per night for exclusive use of the entire lodge.
On-site activities include a swimming pool, spa, all-weather tennis court and a petanque area, while kayaks and mountain bikes are provided to the guests free of charge. The lodge is also offered with its own boat swing mooring in Whangamata Harbour.
Bradley said the business could be run on site or a manager could be arranged to help with the operation and maintenance of the property.
"The retreat has received steady bookings since opening three years ago from both domestic and international tourists and it has forward bookings though to March next year."
Cashmore says the configuration of the property lends itself to a number of different options for ownership. "While the Peninsula Waterfront Retreat is currently operated as a luxury accommodation business, the property also lends itself for use as a family home, a holiday retreat or as a residential syndicate purchase between family or friends," he says.
"Two or three families could comfortably share the space while sharing the holding costs, and collecting an income from renting out the guest apartment."
The sale includes an extensive list of chattels worth in excess of $150,000.
"The guest wing is offered fully equipped with bedroom, lounge and dining furnishings, kitchen equipment, bedding, etc, along with gym equipment, mountain bikes and kayaks - thus enabling the accommodation aspect of the business to continue uninterrupted," Cashmore says.
"This is an ideal opportunity for someone looking to combine a waterfront lifestyle with a business and income," Bradley says. "It is an exquisite property that captures the very essence of superior and secluded waterfront living."
Nearby Whangamata township is noted for its cafe culture and one of the best shopping centres in the country. A combination of coastline and rainforest attractions draw both domestic and international tourists with the area featuring some of the best surfing breaks in the country along with safe, sandy swimming beaches.
There are forestry-based walking and mountain bike trails that take in some old gold mining sites. Big game, deep sea fishing and diving charter excursions are available. Golfers are catered for with two courses, at Williamson Park and Titoki.
