The lots of 8648sq m, 7742sq m and 5080sq m all feature easements separating them from neighbouring sites within the 17-lot subdivision.
Warby says the subdivision's Business 5 zoning caters to a wide variety of "clean" commercial uses.
"The subdivision requires that reasonable construction covenants are adhered to, with the aim of ensuring the quality of the industrial precinct is maintained," he says. "We therefore see the sites being ideally suited to light industry, warehousing, storage or distribution."
Jomac Place is one of Auckland's newest industrial subdivisions, accessed via a cul de sac off the popular Rosebank Rd. It sits within the wider Rosebank Avondale industrial area, which is popular because of its proximity to the northwestern State Highway 16 motorway and Auckland's CBD.
"This is the closest 'big shed' precinct to the CBD, with its position only three minutes' drive from the Northwestern Motorway on-ramp," Hooper says. "The area is poised to become even more accessible with the State Highway 20 Waterview extension now under way, which will link the south and airport areas to the northwest, obviating the need for vehicles to travel through central Auckland."
Upright says that the new Hobsonville Deviation motorway, which links West Auckland with the North Shore, has resulted in increased interest from northern businesses.
"We're seeing North Shore-based operators looking at Rosebank as a viable alternative to their traditional areas such as Albany, often with cheaper land values."
He says the industrial area in Rosebank Rd is now entering a new phase of development.
"A spate of upgrading work to a number of facilities across the precinct is opening up opportunities for tenants and owner-occupiers alike."
The area is also close to a large residential catchment, ensuring good labour supply.
"All these factors have resulted in there being virtually no undeveloped land for sale in this area today," Upright says.
Businesses which operate in the precinct include Rheem, Croxley and Wattyl. CMG Electric Motors and Southern Spars are in Jomac Place.
The sale comes as Colliers International's latest industrial property market research shows vacancy rates falling across Auckland.
Prime warehouse rents are between $100/sq m and $115/sq m in Rosebank.
