Pinehill on the North Shore, Kingsland in Auckland and Half Moon Bay in Manukau all had an increase in median price in December 2014 to December 2015 of over 20 per cent.
James Wilson, QV Homevalue registered valuer, said Half Moon Bay's increase in value of 20.7 per cent was in part to do with the transport link to Auckland by ferry and the schools in the area.
"Particular parts of [Half Moon Bay] have a really good school zone, Macleans College zoning," he said.
"Suburbs that are now in the million-dollar club they've all got a common theme. They're generally well established, they're well serviced, they've got good amenities, such as schooling and transport routes and transport hubs."
Manukau was the district with the most additions to the million-dollar suburb club. Ten of its 14 million-dollar suburbs were new additions in December 2015.
Wilson said Manukau had room to grow in value.
"Historically it was rather undervalued. There's quite a few pockets of new sub-divison developments ... Those pockets with new builds are really, really strong now... and hence why you're getting those areas now being pulled up in regards to value and tipping across that million-dollar mark."
North Shore has 21 suburbs where the average house price is above $1 million, but in 2015 only four suburbs joined the club.
"The North Shore as a rule has always been a very popular locality for the higher end, the owner-occupier market... it's had high value homes for a much longer time," Wilson said.
