Cancel the gym membership - an expansive property overlooking the Waikato River includes its own gymnasium, covered swimming pool and sauna.
The centrally located property, just off Hamilton's River Rd, is being sold by tender next month and stands a chance of breaking the record for the city's most expensive house.
The owners purchased the Pollock Dr mansion for $2.375 million in 2013 and the sale price is expected to exceed that after the addition of another bedroom as well as a general increase in house prices in the past three years. The property has two titles with a combined CV of $1.94 million.
Bayleys marketing agent David Cashmore said the property had advantages over a River Rd house that sold at auction for $2.651 million, in that it is closer to the city and has extensive river views.
Other properties that have broken the city's sale records in recent years include a Flagstaff property at $2.975 million and a Tamahere home at $2.8 million, both of which are on the outskirts of the city.
"That is one of the big pluses with 27 and 27A Pollock is you feel like you are out on a lifestyle property because the scale is so large, but your children can walk to and from school, you have a CBD just around the corner, you have got all the sports clubs and everything very handy. Time is precious and that does impact on people's family lifestyles."
He said while a 15-minute drive didn't seem long for Aucklanders, it did for Hamiltonians.
"I know it's not a consideration compared with Auckland traffic travel but once you are sort of integrated into the Hamilton lifestyle, convenience is one of the appealing features of the city."
The property boasts a home theatre, games room and bar, formal and informal living areas, five bedrooms, four bathrooms, three-car garaging and a one-bedroom guest wing. The separate pool house has an indoor swimming pool, gymnasium, sauna, kitchen and bathroom.
"It's very private. Even though you are in the middle of the city, because of the scale and the size, nobody sees you. You don't really feel like you have neighbours."
A cleaner and a gardener would be useful for a property that size, he said.
The house was built in the 1980s but underwent a major extension, including enclosing the swimming pool, between 2000 and 2010.
