Auckland's property "hot-spots" for this year have been revealed. The four sought-after suburbs have robust transport links, well-planned infrastructure and attractive entertainment hubs.
Suburbs with easily accessed train stations, regular buses, shops, movie theatres and restaurants have jumped in value in the past year and growth is predicted to continue.
The latest research from real estate agency Bayleys has revealed New Lynn, Hobsonville, central Onehunga, and Birkenhead are the ones to watch. And property analysts QV say the research is on the money.
Bayleys Research manager Ian Little said transport and entertainment made a great place to live.
"In the past few years it has been the city-fringe suburbs which have recorded substantial capital growth," he said. "Now we are tracking a jump to suburbs further out, with the fundamentals now social amenities and transport infrastructure."
Plans to transform the neglected Onehunga wharf into a waterfront restaurant and retail precinct meant a jump in value for that area and nearby Mangere Bridge.
"There are still a substantial number of 'do-up' villas in the lower part of Onehunga, which represent considerable added-value buying opportunities," Little said.
In West Auckland, Little said, there was still room for growth in New Lynn close to the train station.
"Train services from New Lynn to the city are among the best in Auckland, and the new Brickworks hospitality precinct in the revamped shopping centre again offers a 'local' dining destination," he said.
Further north, and piggybacking off the success of the Hobsonville Point planned suburb, Mr Little said "old" Hobsonville would benefit from the adjacent social infrastructure and social amenities built over the past five years.
Birkenhead on the North Shore had remained largely undiscovered by the masses and was consequently ripe for growth. It was a main hub for bus and ferry services and had a well established town centre.
QV National spokesperson Andrea Rush said a number of housing developments in New Lynn and improvements to shopping and transport hubs had led to property values rising in the past year.
The latest QV.co.nz E-Valuer quarterly report shows values there have risen 26 per cent over the past year from $514,800 to $652,600.
Rush said nearby Glendene values rose 32.6 per cent over the past year and in Massey values had risen 34.2 per cent year on year.
Onehunga values rose 22.5 per cent year on year from an average of $663,450 to $817,000. Birkenhead values rose 19.8 per cent year on year from $774,150 to $933,750.
Rush also named Sunnynook, where values rose 29.8 per cent from $734,450 to $948,150, as a suburb to watch.
