Controversial plans for a $100 million 27-level Dunedin hotel have been knocked back.
Commissioners appointed by Dunedin City Council rejected Betterways Advisory's plans for the huge waterfront licensed hotel, residential apartments, restaurants and bars at 41 Wharf Street.
The proposal was for a non-complying activity and the commissioners said they were not satisfied that the adverse effects on the environment would be minor nor that the application would not be contrary to the objectives and policies of the Dunedin City District Plan.
Jeremy Whelan of Ignite Architects told the commissioners that the shape and form of the building was driven by the characteristics of the site.
More than 500 submissions, were received and around 80 per cent opposed the development mainly due to its size and architecture being a bad fit for the Dunedin.
