Fletcher Residential is well advanced with 99 new apartments and terraced residences beside its Three Kings Quarry in Mt Eden.
Tatua on Eden has one, two and three-bedroom apartments with views over Big King, or Te Tātua a Riukiuta, expected to sell from under $500,000 to more than $1 million.
The development is in a Special Housing Area under the Auckland Housing Accord, an agreement between the Government and Auckland Council to speed up new-builds and provide more affordable housing.
But opponents of Fletcher's' much bigger residential plans for the neighbouring quarry - approved by Auckland Council but rejected by the Environment Court - are unimpressed with the new residences.
"Looks like a prison," said a member of the Three Kings Community Action. "Nothing nice about it, all jammed in."
