KEY POINTS:
A 76-bed backpackers' accommodation facility in the heart of Paihia is one of several Northland tourism offerings being marketed by Bayleys as part of its latest Total Property portfolio.
The Selwyn Rd property, Centabay Lodge, is being offered for sale by tender closing June 27, and provides a range of facilities, from bunkrooms to ensuite rooms.
The two-level building offers a variety of dormitory and studio accommodation, laundry facilities including a commercial washing machine and dryer, a fully equipped kitchen, lounge and dining areas, an internet room offering 24-hour access, with an outdoor BBQ area and a spa pool. In-house video and DVD, kayaks and bicycles are also provided for visitors.
The complex also includes self contained manager's accommodation with its own spa pool and private balcony.
Nicki Kempthorne, a tourism specialist with Bayleys' Kerikeri office, who is marketing Centabay Lodge in conjunction with Eddie Wharerau of Bayleys Paihia, says it has been well maintained and enjoys good levels of patronage, particularly over the summer months, from both domestic and international tourists.
It is a full member of the Budget Backpacker Hostels (BBH) network and New Zealand Tourism with established forwarding agents based in Auckland and Whangarei.
Kempthorne says the 1012 square metre site is to be rezoned commercial under the Proposed District Plan, which could open up further redevelopment opportunities.
In Russell, Flagstaff Lodge and Day Spa, an accommodation business offering beauty and therapeutic treatments, is up for sale. It is in Wellington St, in walking distance of tourist attractions, shops, restaurants and the water.
The lodge has four luxury ensuite guest bedrooms decorated in unique themes reflecting New Zealand flora, fauna, impressive sunsets and British heritage. There is also a dining area and a lounge area with a feature gas fireplace. The recently built owner's residence is a standalone two-bedroom apartment with internal access to the lodge's office and double garaging.
A spa is situated in a private setting in the extensive landscaped grounds and is run by professional therapists offering treatments including massage, facials, manicure and pedicure. There is an outdoor bath in the gardens.
Marg Collins of Bayleys Paihia, who is marketing the business in conjunction with Nicki Kempthorne, says the spa complements the boutique accommodation and provides a good alternative income stream.
She says the property appeals to international guests as well as New Zealanders looking to relax in style.
The lodge has been extensively refurbished, is in immaculate condition and offers a high standard of luxury accommodation.
Flagstaff Lodge and Day Spa is on a prime 1858 sq m corner site and is being offered as a freehold going concern at an asking price of $3 million.
