Looking to buy a new home in Rotorua? Now is your chance to secure one of the city's most luxurious mansions - if you have at least $1 million.

Home owner Jatinder Badh has lived with his family at the Flemington Pl property for six years.

Mr Badh moved to New Zealand with very little more than two decades ago and set himself up by developing and selling a kiwifruit orchard.

He now owns three liquor stores around Rotorua in Fordlands, Maida Vale St and Owhata.

His daughter is currently studying at Waikato University and his son is in his final year at John Paul College.

"My children are grown and it is time we moved on. I'm sure this house will make the next family as happy as we have been."

Bayleys Rotorua manager Beth Millard said she suspected the house would attract a wide target market.

"The house is light-filled and happy, it has a theatre room, a gym and sauna, a large section and a large kitchen," she said. "We are expecting the house to go for in excess of $1 million, but it is definitely a property where the market determines its value."

She said the home was crafted to a superior standard and delivered "magnificent contemporary living and breath-taking lake views".
