The article regarding the proposed development of Mt Tarawera (Rotorua Daily Post, September 26) is to my mind long overdue and if done carefully will truly be a gem in the tourist crown for all to enjoy.

A word of caution though prior to 1886 there was a plan to
build a hotel at Rotomahana for the tourists as the round trip from Te Wairoa to the Terraces was a very long day indeed.

We now know what happened.

For residential rentals the government, with the support of the public, have eliminated depreciation, introduced compulsory smoke alarms and insulation, increased the mortgage deposit needed and encouraged the banks to increase the mortgage interest rate because of increased "risk". They have also toyed with the threat of a rental house WOF.

As a consequence there is a rental shortage and prices have increased. What did you expect? You didn't have to be a genius to see this coming.
