The 24 sections making up the new Baxendale subdivision are set to go under the hammer tomorrow, with Bayleys Rotorua expecting a full house of interested buyers.

The new development, by Rotorua property company Baxendale Developments, includes 10 sections bordering the Utuhina Stream. Three of the lots are accessed off Pukehangi Rd while the remaining 21 come off Baxendale Drive.

The demand for more sections has been a hotly debated topic and builders have repeatedly said the lack of sections in Rotorua has caused issues because people wanting to build new homes are struggling to find land.

Beth Millard, from Bayleys Rotorua, said the subdivision had been a long time coming and they had received considerable interest in the sections.

"We are expecting a decent crowd, the room will definitely be full for the auction."

All 24 sections will be auctioned off tomorrow and buyers will have about 12 months to prepare before construction can begin.

"People are enjoying the time frame because it allows them to get ready, put their homes on the market and start planning. The subdivision is looking awesome and the earthworks are well under way.

"There hasn't been speculator interest - people who buy the section, sit on it then flick it off, which is good, the interest is from people, mainly families and couples, who genuinely want to build and take that next step up the property ladder."

She said the interest in the sections was driven by the lack of quality residential homes on the market.

"People enjoy having the choice and have the confidence that they can build a nice house and that investment will be protected."

The auction starts from 6pm at Motion Entertainment's conference facility on Te Ngae Rd.
