From its ground-floor business lounge up to the rooftop garden lounge, the Connect Anzac Apartments bring together a line-up of special features to distinguish it from standard inner-city apartment offerings.
Flexible management service options and harbour views from upper level apartments and the communal roof-top garden-lounge are among other features.
The 17-level building, designed by Paul Brown Architects, will be pre-cast concrete with steel framing and lots of glass. It will encompass 98 residences with two of the 17 levels dedicated to secure basement parking. Glass-sided parapets around its roof-top lounge-garden, with seating and barbecues, will help frame north-easterly views across the harbour.
Steve Zin, director of Zheng Zhi Investments, which is the overseas investment arm of Chengdu Zhixin of China, says this is his company's first development in New Zealand and it intends it to be high quality. He says the company studied the New Zealand market for a year or more before starting the project.
Chengdu Zhixin's experience in China includes residential, commercial and tourism real estate, property management, city infrastructure, industrial parks and elaborate theme parks. Last year it had assets of more than $5 billion and more than 14,000 staff.
As well as selecting a local architect and local builders they've commissioned an Australasian services engineer. A low-level vacant building in lower Anzac Ave, not far from Vector Arena, will be demolished to make way for the apartments.

"We like the fact this location is so centrally located close to the CBD, university and Britomart and the waterfront, yet at night it will be somewhat quieter than Queen St sites," says Steve.
"The name 'Connect' refers to several factors. Firstly we will be connecting these locations. We also want to connect people, living spaces, nature and business space through the apartments. Our main target market includes young professional couples, business people and investors."
The parent company, established in 1997, has produced developments that dwarf this project and has extensive professional property management experience. "We want to offer our owners a true value-added service."
He says the management service will be sufficiently flexible to suit varying owner needs, and may range from something as simple as passing on keys to owner-occupiers' authorised relatives to the management of leasing an apartment for its owners. Investor owners can hand over full responsibility for renting their apartments.
The apartment's central city location is likely to suit business people living there or visiting executives wanting temporary accommodation. The ground-floor business centre will help them work and have meetings onsite.
The apartments include 10 studios, 54 one-bed-flexis and 34 two-bed apartments, some of which also have an additional flexi space. Flexis are a trend in apartment living where a room additional to the bedroom or bedrooms can have multiple uses including short-stay accommodation.
All apartments have balconies, with those on the upper-north-easterly side orientated for the harbour views available to all residents from the roof-top garden-lounge.
The two levels of basement parking have 21 car parks for sale and also feature storage lockers for owners' belongings.
Building is expected to start early next year with completion scheduled for late 2017. A display suite, showcasing fixtures, fittings and the layout of a one-bed-flexi apartment will be open from October 31 in Shop 3, 75 Anzac Ave, directly across the road from the development.
