According to census results, 14.5% of Northlanders are aged 65 yearsor older, compared to a national average of just 12.3%. That figure climbs to a massive 20.4% in Kerikeri confirming that the Bay of Islands has become a mecca for New Zealand's retirees.

As house prices in Auckland and other main centres continue to soar, there's an emerging trend to sell the family home and move north. That's enabling them to purchase comparable or better homes and invest the balance to maintain an enviable lifestyle.

Orchard Estate is the latest offering for active retirees and offers a completely new
concept in quality living. In most retirement situations you purchase the right to
occupy a property but you don't own the land and building. At Orchard Estate all of
the houses are on freehold titles so when the property is sold, the owner keeps their
investment and all of the capital gain.

Although their approach is refreshingly different, Orchard Estate incorporates all the features you'd expect to find in a private, gated community such as a communal swimming pool, a pavilion and beautifully landscaped barbecue area.

The lawns, gardens and maintenance throughout the entire estate is completely taken care of ...something that's very popular with those who like to travel. Today's seniors are enjoying the good life and with an increasing number owning campervans and boats, the houses at Orchard Estate can be built to accommodate extra garaging.

Forget the pokey granny flats of yesteryear, these architecturally designed homes have double glazing and include solar options to minimise heating and electricity costs. They feature all the latest mod cons like fibre optic cabling for ultrafast broadband, keyless entry and central vacuum systems.

Kitchens and bathrooms come with the kind of designer fittings you'd expect in a five
star hotel and with two good sized spare bedrooms; it may be hard to convince the
family to leave when they come to visit.

The combination of luxurious living and low maintenance design make Orchard Estate
the perfect choice for those ready enjoy a carefree lifestyle.
