It has won praise for retaining its architectural integrity following precautionary strengthening and structural modernising after the Canterbury earthquake in 2011.
The art deco look was retained during the work winning the building the Supreme Award at the Hawke's Bay's Art Deco Trust Architectural Awards in 2013.
The building has a new building standards (NBS) rating of 67 per cent and takes up the 237 square metres of land on the site.
It is built on concrete foundations and has reinforced concrete column walls with masonry infill, galvanised steel roofing, and aluminium window and door framing.
The Haynes Building freehold land and building are being marketed for sale by private treaty through Bayleys Napier, with offers closing on April 16.
Salesperson Sam MacDonald said the area of mixed retail stores and a high concentration of art deco buildings means Hastings Street has one of the highest foot traffic counts in the city.
The second building for sale is the tallest office block in Hastings at 215 Railway Road.
The five-storey building built in the 1960s houses 29 tenancies ranging from legal firms, financial services and mental health advisory and psychological counselling services which generate a net rental income of $144,684 plus GST per annum.

The height of the building means it is topped off with New Zealand Police service radio signal transmission aerials.
Bayleys Napier salespeople Daniel Moffitt and Jake Smith said the property contained the most diversified tenancy schedule in the city.
"Over the years, the building has attracted like-minded tenancies across multiple business sectors – partly because of its location, partly because it is such a landmark in the city, and partly because of its format as a purely commercial structure," Moffit said.
"Most of the tenants within 215 Railway Road have been in occupancy for several years – making for a steady rental portfolio. The adjacent location to Hastings Police Station and Hastings District Court is what Smith believes makes the building appealing to law firms and counselling providers.
"Because that's where a lot of their business originates from," he said.
