According to the latest figures released by QV, Hastings values had increased by 20 per cent year on year and 3.7 per cent in the last three months.
QV Homevalue Hawke's Bay registered valuer Michelle Drinkrow said residential vacant land in both Napier and Hastings remained in high demand with good sales levels being seen.
With regards to the type of buyers, Mr Massey said there had been a "real cross-section".
However, one noticeable group was investors from out of town due to the attractive rental return, steady mortgage interest rates and good employment.
"People are given confidence to commit to buying and selling properties so we are not seeing many negatives, if any, at this stage."
Mr Massey said Flaxmere, Havelock North and Hastings were all going well but demand for properties in Havelock North was outweighing availability.
"There is a shortage of land development and it is near impossible to buy a section of land in Havelock at the moment."
Hastings was also similar with a release of sections in Frimley being snapped up rapidly.
"There is plenty of demand for land to build on."
Local Alastair Bayliss ventured into this competitive market two years ago looking to sell their property and buy another and said he was surprised at how tough it was.
"It was a long process but we wanted to purchase before we sold and there wasn't a lot of options out there."
Mr Bayliss said it took them two years to find the property they purchased and the market only got more competitive as the days went by.
"If we had a crystal ball showing us how competitive it was then maybe we might have been stronger in our offers. There would often be four or five others equally determined to buy the same property."
Luckily for Mr Bayliss they managed to sell their property after they purchased their new one and were now in the process of relocating.
Mr Massey said prices also remained firm and didn't think these would drop until the demand for properties decreased.
"Multiple offers on properties is still very common for us at the moment."
The average price for Hastings properties was $423,750.
